HOA Fees related to the sale or transfer of property:  

• Transfer fee = $300
• Resale Certificate + $300
• Updated Resale Certificate = $75
• Ruch fee = Cost to cover delivery
• Statement of Account = $250
• Failure to return pool key = $75

Leasing Regulations and Residential Purposes AMENDMENT.

Summary of the above Amendment:

• Each lot is to be used only for single family residential purposes.

• Should they wish, an owner has the right to lease out their property for residential purposes so long as:
• The lease is longer than 90 days.
• There is a written lease.
• The tenant occupies the entire property.
• The owner informs THM of the name and contact information of the tenant, the names of the persons authorized to occupy the premises, and identification of the vehicles that will be used by the occupants of the residence.
• The owner informs the tenant(s) the THM Deed Restrictions and Bylaws apply to the tenancy.
• The owners may not  collectively lease or offer for lease more than three (3) Lots or residential dwellings in THM at any given time. 

• For violations of the Short-Term Leasing provisions, the THM Board of Trustees can impose a fine of up to $1000 per month for the period the violation continues.  Notice of violations and dispute resolution procedures is set forth in Texas Property Code, Sections 209.006 and 309.007.  THM can recover attorney fees related to enforcing any violation of this Amendment.
