PROJECT UPDATES
&
OTHER ISSUES
Our community is fortunate to have an on-sight, resident manager who purchased her hme in 2008 and has lived in THM since 2010. Cindy started her involvement with the community in 2014 as Chair of the Pool Committee and served as a Trustee on the 2015 Board of Trustees as Member-At-Large. Mid December of 2015 she accepted the position of Community Manager.

Replacement of all common area electric lamps and poles
All of our electric lamps will be replaced. An Ad-Hoc committee was formed to choose the lamp heads, lamp polls, and illumination settings.
Convex mirror installation in alley C
With the construction of two new homes (4011 and 4013 Breakwood Dr.) a convex mirror will be installed to facilitate safe passage on the west end of this alley.
Extension of two existing irrigation systems
This project is part of the 2023 landscape committee plans. Additional plantings will be installed in common areas (ROWs) that are not currently irrigated.
Capital Improvement Project (CIP) Woodshire Phase 2
This project started in August 2020 and reached significant completion on January 18, 2022. The City conducted an eleeventh-month walk through in November 2022 and created a punch list of items needing attention.
One of the main purposes of this project was to increase storm drain capacity in our community. Underground storm drain boxes (6' x 5') were installed in the Bassoon, Denbury and Meyerwood areas.
Our community was significantly impacted to include all of our common areas. All of the City owned streets (to incude our alleys), sidewalks and curbs were replaced. New water lines were installed throughout the community to include new fire hydrants. New sewer lines were installed in some courtyards.
We worked closely with the City and the contractor (SER) during the projection and during the restoration phases. All common areas were restored to previous condition with some enhancements provided by the City. Additional enhancements were provided by THM.
City of Houston replaced nine (9) trees
In accordance City's requirement to replace trees damaged during City construction we received nine (9) Savannah Holly trees. Six of them were planted along our Fordshrie entrance and three were planted in our Stonehouse esplanade.
Common Area Irrigation Systems
All of our common area irrigation systems were impacted by CIP. Repairs were made at the contractor's expense. THM installed two new irrigation systems: 1) along the west side of Courtyard A (Bassoon), the south end of courtyard C (Meyerwood), and along the grassy strip along the new sidewalk on Fordshire.
2022 Projects completed by THM
Installation of solar lamps at entrances
Our gas lamps required extensive repairs to include running new gas lines. The cost of refurbishing and maintaining our gas lamps was not economically feasible. As a solution to keep our entrances lit at night the Board assembled an ad-hoc solar light committee and all of the gas lamps were taken out of service and replaced with solar lamps. A total of eight (8) lamps were installed to include one additional area at our Bassoon/Meyerwood entrance.
Pool grounds
Several improvements were made to the pool grounds and structures to include:
Five oak trees at our Fordshire Entrance
Without our knowledge the business on the other side of our shared brick wall at our Fordshire entrance drastically trimmed our five live oak trees. The oaks were trimmed flush with the brick wall resulting in an uneven canopy and the loss of several main branches. A professional tree service examined the oaks and found them all to be viable. All five oaks were trimmed, and the upper canopies shaped.
Low-hanging lines/wires along the Bassoon alley
CenterPoint worked with us and have installed twelve (12) utility poles on the east side of the even address Bassoon alley.and one additional pole on the west side by the chain link fence. Each post was erected to raise the power and utility lines. This project began May 23, 2018 and CenterPoint completed their part in three days. AT&T and Comcast followed and we are pleased to announce all of the lines have been raised and tall trucks (waste managment, etc.) can now navigate that alley without snagging any lines.
Brick wall at Southeast end Breakwood # 1 alley
This brick wall was damaged by a driver that jumped the curb along the 610 feeder road. Significant damage occurred and we contacted our brick vendor to install a temporary fence and repair the damaged sections. A temporary chain link fence was erected on September 10, 2018 and the repairs to the brick wall completed on October 3. Inclimate weather caused the delay of this project. We contacted our insurance company and the net cost (deductible) to repair this section of wall was $1000.00.
CenterPoint Energy--Gas line upgrade
This project was completed for our Woodshire neighbors to the north in 2016 and they finished here in our community in August, 2019. CenterPoint tunneled new, underground gas lines and connected the new line to existing gas meters. Multiple areas were disturbed to include sod in common areas and flower beds. The sod was replaced in the common areas and we received funds to restore the Fordshire flower bed and to repair some damage to our irrigation systems.
All of our alleyways are property of the City of Houston and as such are regulated by the City. "No Parking in the Alley" signs are posted at all alley entrances and at intervals in longer stretches of some alleys. We encourage all owners and residents to only use the alleys to access garages/carports and for loading/unloading items for very short periods of time. During these short intervals you must be readily available to move your car quickly in case Emergency vehicles need to pass.
PLEASE adhere to this ordinance and keep our alleyways clear for Emergency vehicles to navigate our community. The CIP program relocated all of our fire hydrants and we now have four (4) fire hydrants located in our alleys. The fire deparmtne will need access and clear alleyways!
